Two land-measurement systems in Nepal

Nepal uses two traditional land systems side by side. The hills and Kathmandu Valley measure in ropani, aana, paisa and daam, while the Terai plains use bigha, kattha and dhur. The ropani system (hills)

One ropani equals 16 aana, or 5,476 square feet (about 508.7 m²). Each aana splits into 4 paisa, and each paisa into 4 daam, so 1 ropani = 64 paisa = 256 daam. This is the system you will meet on property papers in Kathmandu, Pokhara and most hill districts.

The bigha system (Terai)

In the plains, 1 bigha equals 20 kattha, or 72,900 square feet (about 6,773 m²). Each kattha is 20 dhur, so 1 bigha = 400 dhur. Bigha is the unit of choice for farmland records across the Terai, from Birgunj to Biratnagar.
